1. Concept Development and Planning

2. Design and Engineering

- Structural Engineering: Design structural elements like beams, columns, and load-bearing walls.
- Mechanical, Electrical, and Plumbing (MEP) Design: Plan the HVAC, electrical, and plumbing systems.
- Landscape Design: Plan for external features like gardens, driveways, and outdoor lighting.
- Design Reviews and Approvals: Review designs with stakeholders, adjust as needed, and obtain necessary approvals.
3. Pre-Construction
- Permitting and Approvals: Secure building permits, environmental clearances, and other necessary approvals from local authorities.
- Site Surveys and Soil Testing: Conduct land surveys and soil tests(for three storey and up) to determine suitability for construction.
- Site Preparation: Clearing, grading, and setting up temporary facilities (e.g., fencing, site office).
- Procurement: Order materials, hire subcontractors, and coordinate delivery schedules.
4. Site Preparation and Earthwork
- Clearing and Grubbing: Remove vegetation, rocks, and debris from the site.
- Excavation and Grading: Dig foundations, trenches, and install drainage systems. Level and compact soil as needed.
- Utility Installations: Lay the groundwork for water, sewer, electrical, and communication lines.
5. Foundation Construction
- Setting Out and Excavation: Mark the foundation layout and excavate according to design specifications.
- Foundation Work: Pour concrete footings, build foundation walls, install reinforcing steel, and waterproofing.
- Substructure Development: Build basements or crawl spaces if applicable, and backfill once the foundation is complete.
6. Structural Construction
- Framing: Erect the skeleton of the building using steel, wood, or concrete. Includes floors, walls, and roof framing.
- Roofing: Install trusses or rafters, followed by roof sheathing, underlayment, and final roofing materials (tiles, shingles, metal).
- Exterior Walls: Install external wall systems, including insulation, vapor barriers, and weatherproofing.
7. Mechanical, Electrical, and Plumbing (MEP) Installation
- HVAC Installation: Set up heating, ventilation, and air conditioning systems, including ductwork and vents.
- Electrical Systems: Install electrical panels, wiring, outlets, switches, and lighting fixtures.
- Plumbing Systems: Install pipes, fixtures, water heaters, and sewage systems. Ensure proper drainage and venting.
8. Exterior Work
- Windows and Doors Installation: Fit exterior doors, windows, and skylights. Apply sealing and flashing for weatherproofing.
- Siding and Cladding: Apply exterior finishes like brick, stone, stucco, wood, or composite materials.
- Exterior Detailing: Install gutters, downspouts, soffits, and fascias.
9. Interior Finishing
- Insulation and Drywall: Install insulation in walls and ceilings, followed by drywall installation and finishing (taping, mudding, sanding).
- Flooring Installation: Lay down flooring materials like tiles, hardwood, carpet, or laminate.
- Painting and Decorating: Prime and paint walls, ceilings, and trim. Apply wallpaper, decorative moldings, and finishes.
- Cabinetry and Fixtures: Install kitchen cabinets, countertops, bathroom vanities, and fixtures (sinks, faucets, toilets).
10. Landscaping and Exterior Finishing
- Hardscaping: Build driveways, walkways, patios, retaining walls, and other structural landscaping elements.
- Softscaping: Plant trees, shrubs, grass, and install irrigation systems.
- Exterior Lighting and Features: Install outdoor lighting, fences, gates, and other decorative elements.
11. Inspection and Quality Assurance
- Code Compliance Inspections: Conduct inspections to ensure all work complies with local building codes and regulations.
- Quality Control Checks: Perform checks on craftsmanship, materials, and system installations.
- Rectification of Defects: Address any defects or issues identified during inspections.
12. Final Inspection and Turnover
- Final Walkthrough: Conduct a walkthrough with the client to identify any final issues or touch-ups.
- Punch List Completion: Complete any outstanding work or minor fixes as identified in the punch list.
- Certificate of Occupancy: Obtain a Certificate of Occupancy from the local authority, indicating the building is safe to use.
- Handover: Provide keys, warranties, and operation manuals to the client.
13. Post-Construction and Maintenance
- Project Closeout: Document all project details, finalize contracts, and complete financial settlements.
- Maintenance and Warranties: Offer maintenance services and honor warranties for structural work and systems.
- Client Support and Feedback: Provide ongoing support for the client, gather feedback, and address any post-occupancy issues.
