What services does Nillasca Construction provide?
Getting Started

We evaluate house, apartment, commercial, renovation and design-and-build projects, along with related design coordination, estimates, project management and permit assistance. The actual services included depend on the agreed scope. Explore the service overview.

What should I prepare for an initial inquiry?
Getting Started

Share the city or municipality, project type, approximate lot or floor area, target spaces, budget goal and available plans or photos. You do not need to have every document ready before starting the conversation.

Do you serve my location in Laguna?
Getting Started

Laguna is the primary service area. Acceptance depends on the exact location, site access, scope and schedule. Selected projects in nearby CALABARZON areas may be considered; send the site location for confirmation.

Can you inspect an existing property?
Getting Started

Site review can help establish measurements, visible conditions, access and scope. Ask the team about the appropriate assessment and any applicable arrangements before scheduling a visit.

Can you work with plans prepared by another professional?
Design

Yes, subject to a review of completeness, coordination, responsibility for revisions and suitability for the proposed construction scope. Drawings and permissions for their use should be clarified with the owner and design professionals.

What does a design fee cover?
Design

A proposal should identify the agreed architectural and engineering deliverables, visualizations, revisions, submission stages and exclusions. Services vary by project complexity. See what to clarify in a design proposal.

Are the website renders completed Nillasca projects?
Design

New renders are labeled as concepts for client reference. They illustrate design possibilities and are not photographs of completed work. Existing project photographs and design studies have separate captions in the gallery.

Can I get an estimate before the final drawings?
Budget

An early planning range can be discussed using the site, target area and finish assumptions. A firmer quotation needs coordinated drawings, quantities, specifications and a defined scope.

Why do construction estimates vary?
Budget

Site conditions, building size, structural requirements, access, number of wet areas, roof form, windows, utilities, finish selections and exclusions all affect price. Compare proposals using the same scope and assumptions.

Are finish-package starting rates a fixed quotation?
Budget

No. Published starting guides are not a project-specific contract price. Ask for the current proposal, its validity period, inclusions, exclusions, taxes and allowances. Compare finish choices.

Can you assist with building permits?
Permits

Permit-document organization and professional coordination can be included in the agreed service. The relevant government offices determine requirements and approval. Explore permit assistance in Laguna.

Do renovations need permits?
Permits

The Office of the Building Official must classify the proposed work. Additions, changes affecting structure or use, and many alterations may require approvals. Do not assume an old permit covers new work.

Who prepares and signs the required plans?
Permits

The appropriate licensed professionals must take responsibility for the disciplines required by the project and applicable rules. Confirm the current requirements with the project LGU.

How long will the construction take?
Construction

A useful schedule follows the scope, design information and permit path. Weather, owner decisions, inspections, access, procurement and revisions can affect timing. Design and permit periods should be identified separately.

How will I receive progress updates?
Construction

Agree the contact person, update frequency, photo documentation, meeting arrangements and approval process in the project agreement. The communication plan should suit the owner and the project.

Can a project be built in phases?
Construction

Possibly. Structure, services, access, permits, weather protection and the safety of occupied areas need to be considered for each phase before the scope is finalized.

How are payments arranged?
Payments

Payment terms should be written into the proposal or contract, including milestones, supporting records, amounts due and handling of variations. Confirm the terms for your project; there is no single schedule that applies to every job.

What happens if I change the design or materials?
Changes

Record the change, review its effect on related work, price and schedule, and obtain the agreed approval before procurement or execution. Changes are usually easier to manage before an item is ordered or installed.

How are hidden renovation defects handled?
Changes

The agreement should explain how newly exposed conditions are documented, reviewed, priced and approved. An initial site review cannot reveal every concealed issue.

What should happen before handover?
Turnover

Review the agreed testing and inspections, punch-list items, cleaning, keys and operating information, and relevant completion documents. Include occupancy requirements where applicable.

Is there a warranty?
Turnover

Any warranty, exclusions, maintenance obligations, notification process and support period must be stated in the written agreement. Confirm the terms for the exact work rather than assuming a standard promise.

A little preparation makes the first discussion easier.
