Design Process (Estimated 4 – 8 Weeks)

#1 : Initial Meeting and Information Gathering

To kick things off, we’d love to meet you in our office to understand your vision and gather some essential details. This helps us design efficiently and ensure everything aligns with your needs. Here’s what we’ll need from you:

  • Property Documents: A copy of your Title or Transfer Certificate of Title (TCT) is ideal so we can accurately plot your lot’s dimensions. If that’s not available yet, a lot plan or dimensions will work too.
  • Measurements or Plans for Non-Residential Projects: If your project is a commercial space, condominium unit, or office, we’ll need the relevant measurements or plans.
  • Room Requirements: Tell us what you need—bedrooms, bathrooms, family halls, entertainment rooms, gyms, etc.
  • Budget Details: It’s crucial for us to know your realistic construction budget. This helps avoid designs that are too small or not what you envisioned due to underestimation. A genuine estimate upfront means fewer revisions and helps us deliver exactly what you want.
  • Design Restrictions: If you’re in a subdivision or have specific administrative design restrictions, we’ll need a copy.
  • Downpayment: A 50% downpayment is required if you choose to proceed with our floor and space planning services.

#2 : Floor and Space Planning

Using the information gathered, our team will begin designing your project, starting with a detailed floor and space plan, including furniture layouts. This helps you visualize room sizes and ensures practical placements (no more outlets hidden behind beds!). This step typically involves 3 to 4 weeks of back-and-forth until the plan is approved. We’ll also keep an eye on costs—while the first design may be within budget, later additions could impact the total. Once the plan is approved, we’ll request an additional 30% of the design fee as a downpayment.

#3 : 3D Renderings

With the floor plan and budget settled, we’ll move on to creating 3D perspectives. We’d love to know your preferred style—whether it’s modern, contemporary, zen, or something else entirely. If you have inspiration images, please share them with us! No preference? No worries—we’ll provide a few options for you to choose from. This phase usually takes 3 to 4 weeks.

#4 : Engineering Plans and Detailed Drawings

Once the floor plan and 3D perspectives are approved, we’ll proceed with detailed engineering plans and working drawings, including structural, electrical, plumbing, and mechanical layouts. This stage generally takes 3 to 4 weeks. For projects of three floors or more (including concrete roof decks), a Geotechnical Soil Test Report will be required to ensure safety and compliance with building regulations. This report provides crucial information about soil conditions and is necessary for obtaining a building permit and designing structural foundations. Once these detailed drawings are ready, we’ll send a soft copy to you and request a 30% payment before printing.

#5: Printing and Finalizing Plans for Permits

After everything is approved, we’ll print all necessary plans and technical documents for the building permit process. These documents will be signed and sealed by the appropriate professionals, which takes about 1 to 3 days. Once you receive and accept the signed and sealed plans, the remaining balance of the design fee will be due.
