For a new house, identify the intended occupants, number of storeys, rooms, parking needs, target floor area, and finish preferences. Share any available survey and drawings through the agreed private inquiry process. A picture of a preferred facade helps explain your taste, but it does not define the structural work, utilities, or complete construction cost.
For an apartment or commercial space, describe the proposed use and operating needs. Unit layouts, customer access, equipment loads, meters, and maintenance access should be discussed before comparing quotations. Discuss how the proposed entrance, floor levels, drainage, and outdoor spaces relate to the actual terrain. Any retaining or foundation solution needs the responsible professional’s assessment. The place name alone cannot establish whether a particular lot is sloping, stable, or suitable for a design.
Cavite City, Kawit, Noveleta, Rosario, and coastal or low-lying properties
Ask about documented site history, visible drainage routes, and the condition of neighboring roads. If a property is near the coast or another water body, flag that location for the design team instead of treating every Cavite site alike. Can I get a price without complete plans?
You can ask for an initial planning estimate with clear assumptions. A detailed quotation needs more complete drawings, specifications, and site information; an early estimate is not automatically a fixed contract price.
Which local requirements should I check?
Contact the Office of the Building Official for the project city or municipality for its current checklist, and the subdivision or property administrator where relevant. Ask who will prepare, submit, and follow up each document. Do not treat a contractor’s target date as a promise of government approval.
